Hey guys I've been a landlord here in South Carolina for 6 years and I've learned the hard way about the nightmares of being a landlord and some of the problems that are easily solvable by having good systems in place. I'm thinking of creating a website that will be the intermediary between landlords and their tenants. The website would do many things for the landlord and tenant including:
Advertising the property online
Tenant application online and results emailed to owner
Lease automatically created from application information and esigned by both parties
Rent paid through ACH autopay, credit card, or cash payment at walmart
Late letters sent on landlords behalf

Other tips tricks, etc.. that landlords can use.

I'm thinking of offering this service for $30 for each property for the landlord. $30.00 only charged when rent is collected. The rent will then be transferred to landlords bank account via ACH and done so within 24hrs of receipt. This takes the pain of collection out of the landlords hands .

Is this something you as a landlord that you would use? Any advice or additions that you can think of? I'm really interested in offering this product and can't wait for your replies!

Does SC allow non-realtors to engage in property management? Do your homework. Personally, I don't need anyone else to collect my rent, skim some off and pass it along to me. What's the point of that?

I like the idea of a more turnkey type of online payments service but honestly I don't know how well that would do.

It sounds sort of like a lightweight property management service. If I ever got a property manager again I'd really prefer to have someone who's local and can be that human contact with the tenants.

hey Rob, dont think too many landlords would use this service. I admire your ambitions, but you need to seek legal counsel to see if this is feasible without proper licenses etc.

What you are describing is not a turnkey service because you do not mention responding to repair/maintenance issues or tenant complaints. But you are charging $360 per year to find a tenant and collect rent during the year; the 2nd year, assuming existing tenant stays, you are collect $360 per year to collect the rent! You don't mention vetting the tenant or customizing the lease. You also don't mention liability for poor tenant selection, yur warranty for services, licensing, bonding, insurance, etc. If a LL does not have the knowledge to find a superior tenant or cannot collect his own rent, he probably shouldn't be a tenant.

If someone wants to pay with a credit card then I just use Paypal and charge them the real amount for the service fee... Is that $30.00 per unit or per building?
