I had a close friend that was looking for an apartment because her roommate no longer wanted to live with another person. My friend, on a tight budget, started looking for an apartment a little over 2 months before her lease was ending. She found one that fit perfectly within her budget and was in a pleasant location. The LL wouldn't hold it for her for 2 months so she ended up signing a lease and paying rent for 1 month on both apartments just so she could secure the new rental. People on a limited budget or with specific needs start looking early expecting to not find something right away. It's not that they are just looking around without real interest as in my friend's case.

This may be true for some however, my experience has been the potential rentals carry many different motives in their pursuit in wanting to rent? Example they may bring a friends along to keeping them company, but in reality seeking to move in multiple families in a singled family home. I am in a military town and the economy is very good.However, they're many folks carry different motives. I rather have a empty rental then a bad tenant any day. In the business of renting you cannot be naive and think that everyone has good intention for your investment.
