His income(or anyone elses) doesn't have anything to do with the value of your rental.
What if your acquaintance made 600k would your rental now be able to command 15k a month in rent?

You are so right! This shows more about the landlord not keeping rental rates current at market value and now having to raised the rent several hundred dollars to reflect the market. Also remember, the landlord screened and picked this tenant , which the landlord is now complaining about!
