Definitely NOT - this is bad advice. If you set a precedent of taking partial rent and allowing the tenant to stay, it becomes difficult to evict later. You lose credibility in court.

If you accept the money, that pushes back any time frame for getting this tenant out of your place.

    The correct answer appears to be state-specific. In my state, we are allowed to take partial payments and still proceed to eviction without delay. Bird in the hand theory. OP needs advice from Gail or another GA LL on this one.
