One of the best ways to get rid of an applicant like yours is to start talking about what his credit rating is. Ask him what he thinks it is and explain that at present you are only accepting applicants who pass a credit check with a score greater than 700. If he says he has over 700 move on to his rental experience. Living with friends and relatives does not count. You would be amazed at how many applicants tell you that they have never rented all their lives because they always lived with friends and relatives. Then move on to landlord refrences. Eventually he will get the message that he is not qualified. If he does not get the message tell him flat out that he does not have the credit score, rental experience and landlord references (last 3 years) he will need for approval. You have to get the message across firmly without giving any hope of future consideration unless you want him calling back every 15 minutes.
