Two are college students. Their parents pay the rent & utilities. A part of the rental application for the tenants was the parents background information. Each of the parents make six figures. I know the companies that each of them work for and they are reptuable. I would assume I could go after everyone becuase the lease that I have with the three tenants is "Jointly & Severally" and their parents co-signed the lease. The only one that didn't have a co-signer his the boyfriend of one of the roomates. But I made sure his name was on the lease.

You have your bases cover good. But next time be sure to get a co-signer for everyone.
