Hanging a picture on the wall could be a safety hazzard, as a large nail could also puncure the electrical wiring. Ceiling fan installations do not require an electrician to install. This is a simple task for anyone who reads and follows instructions. Do you require the tenants to get permission to hang picture on the walls? Professional landlords relize that tenants are going to do some changes that can be easily undone. This is not a major thing to get all over the tenant about, the tenant said they will remove the ceiling fan and reinstall the light fixture. You seem to get uptight over the fact if a tenant changed your shower head temporarity. This is not the time to act irresponsibily, you need your tenant to cooperate these last few days for showing the rental. It's best to have that cooperation then a tenant that makes it difficult to show to new tenants. You also need to understand the meaning of the term 'alterations' as it applies to landlord tenant laws.

Dan,

Read your lease under maintenance and repair.

My lease states The Tenant is not permitted to paint, make any alterations, improvements or additions to the leased premise without FIRST obtaining the written permission of the Landlord. The Landlord's permission to a particular alteration shall not be deemed as consent to future alterations.


So.....

alteration (plural alterations)
1.The act of altering or making different.  [quotations Бе]

I am confident that a judge will indeed see a ceiling fan as an alteration.
