Question on Tenant prospect with mold problems

A rental prospect called me yesterday asking to view the rental house today. The house she is moving from floods when it rains and has a huge problem with black mold in it. She has developed asthma and other health issues as a result and has had to throw away much of her possessions. (Her present landlord has declined any responsibility in replacing what has been ruined.) My rental house has no mold problem at all. I am concerned that, if I accept her as a tenant, the black mold spores in her possessions will cause a problem in my rental. What can I do to prevent this? What are my options as a landlord?

I would think carefully about accepting this tenant and her health problems. Black mold is very rare and can be expensive to test for. The LPA has a Mold Addendum that you might want to use with your next LPA Lease at http://www.thelpa.com/lpa/forms.html

First off, her renters insurance should have covered her possessions if they were truly ruined. Second. Don't show the place without getting the prescreening card filled out. She might eliminate herself.

not speaking to mold specifically but any time an applicant "has past issues" they attempt to discuss with me, I probably am not going to rent to them.
Had an applicant tell me not too long ago that they were going to leave a lot of stuff at the property they were vacating rather than disposing of it themselves because "he can get rid of the $hi+ himself because he put us through so much crap the past two years". Or the one who had bed bugs but got rid of them. Or the ones whose present landlord wouldn't do anything about a mold problem/heating issues/third thing but I forget what it was. How about the guy who was discriminated against because he's gay & a senior citizen.
Perhaps they are all correct but I tend to believe they all live a life of drama and if I know that ahead of time, I don't want any parts of them. I'll wait for the surprises !!
