Thank you for your quick response and recommendation. I have the Mold Addendum ready for use with my lease. My rental has always been free of mold. Unfortunately, black mold has become quite a problem in this area - especially in the public school buildings and low lying areas that flood when it rains.
It is hard to rid a building of it once it gets established and it is spread by spores. That was my concern about her bringing in possessions from such an environment.
However, she reported her credit score as being too low to be considered and I cancelled the appointment.
If her credit score had been high enough to qualify, it still leaves the issue (as a landlord) of how to prevent black mold infestation knowing a tenant's possessions are bringing in spores from such an environment. Despite the Mold Addendum, any damage during the tenant's occupancy still becomes the responsibility of the Landlord!
