If a LL shows/rents an apartment that has a washer and dryer in the apartment is he responsible to repair/replace them if they stop working?

Usually. Sometimes it is written into the lease that it is As Is and that the LL is not responsible for it.

Yes, you should maintain the washer and dryer because they are a part of the rental just like the furnace, air conditioner and dishwahser. If the washer and dryer are not part of the rental, take them out and stop showing them to applicants.

I have done it both ways. 1)made it clear at the time of showing that repair/maintenance was the tenant responsibility (in the lease too), and other times 2) just paid the cost myself (and that was put in the lease that way then too).

Decide what you want to do, but make sure the prospect knows the deal before they agree to fill out and sign an application.

Laundry machines are such high maintenance appliances, so I try not to give them in my rentals. I have the hook up in every home, but I prefer to let the tenants bring / buy their own. That way it is not my problem if they need a repair.

I use the LPA lease and say that the Washer and Dryer if existing in the rental are NOT INCLUDED in the rent. They are for the tenants convenience, but the tenant agrees to take responsibility otherwise I will remove them.

I also inspect laundry hoses at least 2x per year. I use braided hoses from Home Depot.

I know someone who has coin operated ones in his units. The tenants have the convenience of doing laundry at home and it gives the landllord the funds to maintain the equipment. According to what he says, it works out well on both sides.

I have the following clause in my lease:

"Lessee acknowledges that the washer and dryer are provided as a courtesy, not as a condition of rental. Should they become broken or worn, Lessor may elect to replace them with a different type or model, or to not to replace or repair them at all."

But for a good tenant, I'd fix or replace them. For a bad tenant, I wouldn't. And if that's their reason for leaving - buh-hye!
