I disagree.

This landlord is about to get a financial hit..and avoidable financial hit.

The key word is 'avoidable'.

The best advice isn't to play up a rosy picture that this landlord will collect this... the best advice is to not ever do this again.

No ego trip involved.
BUT..you will notice I have put MY nickname out there...you can check my comments here for the last many, many months...you will see that the goal is to put landlords in the position of understanding that they are running a business. period. business. No one can stay in business without collecting the money owed. Avoid having the tenant owe you anything except the rent money. In most states it is really (really) hard to evict for anything other than non payment of rent...it gets into an area of real trouble when the payment is a utility bill. As this poster is finding out.
I stand by it...my advice is the best this person is going to get.....avoid this situation.
