Think about the life span of appliances, apparatus, and replacement repairs (roof, windows, etc.) and the "reserve" should meet or exceed to total costs.

When a property doesn't rent quickly and considering all the prospective tenants are financially qualified, try inexpensive upgrades and compare the rental to similar competitive units. If all else fails, we consider qualified tenants with stable (5+ years) income and less than stellar credit.
