I had a tenant (who I later evicted) try this same crap on me. But, he actually put in a change of address notice with the post office that he had moved and was receiving mail via a PO box.

Once this type of behavior starts it's best to exit the tenant asap. The next thing you'll see are complaints about the "habitability" of the house and late rent payments.

I actually had a tenant tell me once that the dog was just visiting with a relative. I still gave them a "10 day cure or quit" notice.
