Allison,
1.) are you in a rent control area? if so you may not increase the rent by 10% you must check locally with your rent board. 2.) if not, you can send a letter to the tenant. The letter should say that the 1 year lease is coming to term on mm/dd/yr. You are giving them advance notice of the lease coming to term. You give them the option to continue as tenants on a month to month basis with the existing terms/ plus whatever Change in Terms and the Notice of Rent Increase you are advising them of or they may provide you with a 30 day notice to vacate. 3.) Along with your letter provide the Change in Terms in a 30day notice and the Notice of Rent Increase (30day notice). Have it sent to them with confirmation of delivery, certified or separate carrier.

1) no rent control 2) I used the California Lease Agreement from this site. Under the Option to Renew lease it says the Tenant has the option to renew for 1 year, at an annual increase TBD. Also I gave him forms, among them, "Notice to Vacate or Renew lease" on the agreement it says he was required to provide 60 days before the lease expiration, which he hasn't. For me, being a first time landlord and life getting in the way, I just realized the lease expires next month and he hasn't said anything 3) I thought it was 60 days for rent increase?

He may not plan to vacate and you must issue a new notice to renew or vacate. Mention that you will have to serve a notice terminate if no response.

"on the agreement it says he was required to provide 60 days before the lease expiration, " I'd give him the notice to renew anyway. Either he checks off ___ Renew
or
___ Vacate
At this point you just want an answer and if he wants an extra 30 days to vacate.... OK, he can ask you for it or send you a 60 day notice to vacate.
