It looks like you have retaliated against the tenants if the court case was not to long ago, in not renewing the lease. They maybe getting ready to take you to court once again! If you have accepted rent often when late, then you have modified the lease and lost your right to demand payment on time. You need to run all this by your attorney so as not to wind up in court being the defendant once again.
