Verifying employement

Current tenant has one month left on the lease. Rent is not paid as of today and that makes it two days late. Probably will be in the mail as of today. He has done this before to rebel, likely. He has done this three times before and has paid before late fees kick in. The only time it went past the grace period was when he tired to deduct for remodeling. Then the only part past the grace was the portion he deducted without permission for his remodeling portion. Remodeling of which was a violation of his lease that he did not have permission for.
So my first question is can I call and verify he is still employeed at his job? His business face book says he got a new job. Bigger question is does them signing that application give me the right to check their employement ect as long as they are living in the premise?

my application gives me permission to verify any type employment, finances, etc., at any time tenant owes me money. If they still owe me money, I can check ten years after they move out if I want to.

The landlord is not really concerned about the tenant's employment. The primary issue is whether the tenant intends to pay rent or continue to play rental games.
This is the primary reason we require one months rent and two months security deposit, plus last month's rent for credit and reference issues.

Anna, read the language of your application. If the authorization paragraph (usually located just above the signature line) states that the tenant is authorizing the LL to verify all info, now and periodically, then YES you can continue to call to verify any info provided on the app now and forever. If not, you should revamp your application.

If you want to know if he still works there just call and state you have a floral delivery for so and so and what is the best time to deliver. They will tell you if he is no longer employed. Be sure to block your phone number * 67 on my phone. They may even tell you where he works at now if you are convincing enough. If his face book page says he has a new job he likely does. I love face book..have found a lot of skips that way.

Why do you care if he's employed or not? It won't help knowing. If he has to sell pencils on the street corner to make rent, then he better be standing on the corner doing just that.
