Without going into a long story would anyone know what is the fastest way of getting rid of a Section 8 tenant without them destorying the property any further. I fear if I give an eviction notice the place which needs constant repairing, would become a major nightmare out of spite. This tenant constantly calls for inspection on the house with things she has damaged or neglected till its a crisis then I am forced to fix - my funds for maintenance is exhausted. There must be a support group for landlord with bad Section 8 tenants - Please Help!

Wish I could help but since I don't take Section 8 I don't know the process. Isn't there a government agency for Section 8 where you report the problem tenant and ask how to evict? Hopefully someone else here has an idea. What ever it takes, I would cut my losses and get rid of the tenant as soon as possible.

Consider this, if you don't fix the items then Sect 8 will terminate its contract with you, the T will not be able to afford the full rent, and you evict for nonpayment.

Trust the tenant completed and signed a Move-In Property Condition Report at lease signing ...
Otherwise, landlord may be held accountable for the current substandard condition of the premises. The landlord should also be able to send a bill to the government and tenant for the excessive damages. The unpaid damages could be grounds for eviction. Depending on the laws in the state which vary drastically.

In my nascent LL days I accepted a sec 8 tenant and she was my best tenant ever. I had her for 10 years and she kept the place in good condition. (However, I have heard a zillion horror stories with sec 8 Ts) As you know, you have inspections... just call the Sec 8 officer tell them you have no more money for repairs and you are forced to terminate the lease. My normal lease was in effect with my 10 year T and it was month to month.

If you are outside the original 1-year lease period and you have rolled to M2M, all you have to do is give a notice to terminate tenancy IAW your state law (30 or 60 days). If you think it will help, give the tenant some sob story about your dying mother who needs to live in the property so you can care for her.
