Have they left? If not, file for FED (Forcible Entry and Detainer - the legal term for eviction). Have the Sheriff, or police - depending on your location, serve the notice of the court proceeding. If they have left, they have exercised the "quit" option you gave them and you need not evict.
Be aware, in Iowa when you get your setout date, the Sheriff will not set them out, but is only there to keep the peace. You must provide all the manpower to remove their contents from the property and set it on the curb. You have no further responsibility for their belongs after that. Change all the locks immediately.

No, they're not out so I will file. But I'm specifically wondering if there's a time limit for me to file for FED. like, could I wait 3 weeks & then file? Not that I will wait so long, but could I? Again, I really appreciate your time. it's been 9 years since I've done an eviction & I've forgotten the specifics of the rules.

Yes, you can wait as long as you like after the end of the 3-day period, but it would be foolish to drag it out until they owe you the next month's rent, too, because you'd have to start the whole process over again in order to include that in your petition for FED (eviction & money judgment).
