The law only states that the walk thru be OFFERED no less that 2 weeks prior to move out. My guess is that she too wants a walk thru when the place is empty. According to the letter of the law, youre not obligated to oblige her. However, if its been a good tenancy and youre feeling generous, you can indulge her at your whim. And no, the law doesnt mandate that the tenant be present at the pre move out walk thru. However, a walk thru must be done, pre move out, if they request one.

The tenant wants a post move out walk through because she intends to hit you for an immediate return of the deposit. When this happens, simply tell your tenant that a "settlement statement" will be going out as soon as possible. You need time to look the place over real good before returning any money. Check everything, especially the drains and look for leaks under the sinks.
