One sure way to get the police involved! Please don't do that, these people are not worth you having a criminal record for assault.

As another poster said, your tenants are responsible for every bit of damage. Document everything. Get the police report or call sheet and have that as evidence.

I had tenants who claimed that their apt was broken into and could I fix the window ASAP. I told them sure, no problem, but I would need a copy of the police report for their file. Their story changed quickly... I ended up sending them a bill for the repair.
