Jake, Thanks for your imput however I've seen courts take the position of the mail eviction letter being returned undeliverable and The Magistrate dismising the case. These tenants know how to work the system. This individual is a military person that pending a medical discharge. I reported it to his command at first they instructed him to pay and return the phone calls, but then recended their position when the tenant/military member failed to follow their instructions. The tenant has left the property without paying his rent with property damage. Thank you four thougths Rob

So, it may happen. But what will you lose by showing up in court? If you do not show up in court, the tenant wins for sure to go on and victimize other landlords.
