See this is where Im confused, cause everything Ive read online says that even if they get additional liability or sign a waiver that doesnt protect me from being sued by say a neighbor whos kid gets hurt on the trampoline.

One thing is for sure. You can not change the lease to add extra requirements to it. If you believe you have a liability, ask your insurance agent for more coverage. The tenant is not going pay it for you.
