I am going to rent my condo out for the first so you might see me a lot in the next couple of months. Thanks for being there.

The first question is, why would an LL ask if someone has owned property before on the prospect card? I assume that it is to screen foreclosures but at the same time I think that persons having owned before have a more innate ability to know the value of things and to know that care is needed.

Any thoughts?

Monica, you have to know that the Prospect card is the GREATEST THING SINCE SLICED BREAD!

That little LPA tool has made setting/choosing showing appointments a MUCH easier process for me.

The answers to your questions are very simple:
You want to avoid wasting time on tenant appointments and call back the ones you are interested in.

Who do you thing might be (just might be) more responsible taking care of your rental. Someone who already owned a home or someone who never had that responsibility?

2. "Why would it ask for 'occupation' as it's illegal to discriminate over source of income."

It is not illegal to discriminate over certain occupations that have proven to be troublesome to the landlord. But who's discriminating?

Before agreeing to show your rental home, wouldn't you want to know if you are meeting a lawyer, used car salesman, real estate agent, unemployed person, politician? I would want to know. It might help in my ultimate decision.

Most prospective rental screening questions are to evaluate the person(s) ability to maintain stable income, maintain the rental property in good condition, and assess character. Whether the prospective renter has owned property would confirm that recent landlord references are not available. The occupation of the prospective renter may confirm the stability of their employment. For example, a mortgage broker, real estate agent, restaurant management, teacher, etc. may not be the most stable occupations in this particular economy (because of job layoffs).

The prospect card really is an ingenious idea. We've already used it to help rent about a dozen properties so far and will continue to use it. I have also added a few more questions to it to further limit unqualified responses. Kudos to the LPA for saving us time and headaches!

The prospect card and the questions on it are the best tool you will find in screening.

What is more important may be how you use it. I am in the process of screening and have realized something. We are not selling our property but rather the tenant should be trying to sell themselves. A tenant who is qualified will gladly give you the information asked, it is the ones who are not qualified that try to get around it. The ones who do not qualify are the ones to worry that they will claim you are discriminating as they want to side track you from how much money they make or what there credit entails.

I think there should be a point in contacting the possible tenant when you do sell your property. Listing the features and what it has to offer. After that, let them sell you on why you want them as a tenant. If they will not answer your questions, next.
