Sometimes tenants take it upon themselves to decide what they want to keep in your yard. It might be a swing set, a gazebo, a deck, monkey bars, trampoline, pool, etc. The list goes on, but you should have a form to help you protect yourself from liability concerning authorized or unauthorized items the tenants put onto your property.
The LPA Swing Set - Yard Accessory Addendum helps you set the tenant straight on what is allowed and what is not. It can also be used as an amendment to the lease for existing situations.

First thing out of my insurance agent mouth when adding a new rental property after what's the square footage is about the trampoline as they (you) face additional liability. I would definately add the accessory addendum!
