Talk to your bank, whatever they let you do is almost certainly legal. That being said, why is the LL evicting you?

No, I will be the landlord. Just wanted to know how to prevent a tentant from making a deposit in the case that eviction proceedings had started. It was just a hypothetical question. And yes, whatever the bank says should be what is legal. Thanks.

You may not be able to prevent it, but it doesn't really matter, Dum Dum. If they claim they already paid you, they were still in breach of the lease if they were late beyond the 3 day(or however long) pay-or-quit.
Go learn the law, then you won't have to ask us dumb hypotheticals!
And yes, whatever the bank says....is legal. So don't question it. Dum Dum.

Very Professional response to a good question! The fact is in many States , the acceptance of a partcial payment voids any action to evict. Perhaps it's you who should be more understanding and also more versed in the many State Landlord/Tenant laws before you prove who is really "Dum Dum".
