The prospect card and the questions on it are the best tool you will find in screening.
What is more important may be how you use it. I am in the process of screening and have realized something. We are not selling our property but rather the tenant should be trying to sell themselves. A tenant who is qualified will gladly give you the information asked, it is the ones who are not qualified that try to get around it. The ones who do not qualify are the ones to worry that they will claim you are discriminating as they want to side track you from how much money they make or what there credit entails.
I think there should be a point in contacting the possible tenant when you do sell your property. Listing the features and what it has to offer. After that, let them sell you on why you want them as a tenant. If they will not answer your questions, next.
