Marketing tip

Interesting observation I wanted to share.
I advertise my property early, before it is available. It is a unique property and given there is so few like it on the market I can alway hope a tenant will think ahead, love it and actually wait to view it.
I decided to pull my add and wait a few weeks because I felt I might be too far in advance. What happened when I put it back on craigs list was a whole new slew of response. I think this is interesting and may be very helpful to other landlords. Theory is, it is possible that if you do advertise before you are empty that pulling it off the market and then putting it back on can cause a new surge in interest.
Just wanted to throw this information out there. Hope it may help someone.

That's interesting info as I've had a similar experience. I also put mine up as soon as I know the current Ts are moving. I have still photos and youtube video walk throughs of each unit. I was not getting any responses so I pulled it to do a renovation, put it back up and got a slew of responses. Either prospects are looking WAY ahead or they have one week to move.

I think this may be wishful thinking. Unless you are in a very low population area, I doubt most prospects notice, as you are in a sea of other ads.

It's not a surge in responses that's needed, but reaching the qualified applicant for your rental that counts.
