Tenant is responsible for all damages due to their own negligence.
Landlord should issue a bill statement for all the water damage to clean or replace the carpet and repair the floors and ceilings. Deduct the damages from the security deposit if the bill statement is not paid within thirty (30) days.

Advise tenant that the security deposit needs to reconciled due to the deduction for damages within the same thirty (30) day period to avoid eviction.

Initiate eviction proceedings at the end of the thirty (30) day period if the security deposit is not reinstated.
