It's difficult to describe every little part of a situation, but please believe me when I say I did the best thing I could do here. There is not enough room to convince you of every little thing! I am aware of all the points you brought up and still I find myself dealing with this situation. I am looking for HELP as to what to do now, not be a whipping post for know-it-alls. I have spent a lot of time with no tenant in past years, and now the economy is making things very challenging, so unless you are willing to pay my mortgage, please refrain from nasty responses and don't be condescending to me. Thanks anyhow.

Dear Frustrated,
There is nothing in my post that was nasty. If I had sworn or called you an idiot then that would be nasty and condescending. My responses were 100% solid business suggestions. You are running a business, and as such, you should be mature enough to handle some solid honest feedback.
Your questions and your replies reflect a naivete that can suggest a novice landlord. The fact that you don't know the terms and conditions of your agent agreement is very telling and can have a very negative potential impact on your business. If you don't like the honest feedback you get to your posts, then by all means, please don't read the posts in this forum.

You assume to know a lot about me. I have no need to justify myself to you.
Isn't the point of this forum to offer help and information to help others who don't know what to do next? Why do you think I am asking? You do make some valid points, but it's your manner of speaking I am offended by.
You are under no obligation to answer my questions, so feel free to ignore them if they bother you so much.

It is not your questions that bother me at all, but it is the fact that you called my post nasty and condescending, when it is neither. I never presumed to know a lot about you; all I can judge you on is what you ask and how you reply.
Like everyone on this forum, I am 100% mute. I cannot speak here because the forum does not allow for voice response communication. The best I can do is WRITE on this forum. Straight forward business like discourse is perfectly appropriate here. Your nasty and condescending allgegations are pure manure.
