The landlord should purchase the stove oven in accordance to the standards that are suitable to the rental. The only financial arrangement the landlord should ever have with a tenant is called a lease agreement. Any other financial arrangement will take both the landlord and tenant beyond the scope of their responsibilities. (If the tenant requires better quality appliances, it may be time for the tenant to find a better quality rental.) The landlord may consider allowing the tenant to purchase their own stove, for their own exclusive use (to be taken by tenant upon termination of lease agreement).
