A 15 year old water heater should be checked on often. The landlord should have alerted the tenants also to be looking out for leaks. The landlord should have replaced the out dated water heater long before now. At the minimum 3 years ago. The landlord failed to monitor the date of the water heater installation and plan for a timely replacement before damage occured.

wow ... I just replaced mine at my house last summer - it was 21 years old... I realize I got my money's worth but I sure don't replace hot water heaters anywhere ... just because.

    If this landlord had replaced the water heater on a timely basis, then perhaps the damage would not have occured?

    The landlord could also be saving on taxes by depreciating the water heater.

    Also, following the manufactors guidelines as to timely replacement is highly recomended to prevent such damage.

    Waiting till it leaks is just asking for damage to occur.

    Do you wait till your vehicle runs out of gas before you add gas to the tank or are you proactive and do so before running out?
