So you have retaliated by giving the tenant notice?
Seems you have violated the lease and the law by your actions!

Entering the rental and being on the property are quite different things. A LL need not give notice to access the property that the LL owns, the LL only needs to give notice to access the living space of the rental.

Then how are you supposed to post such, or any, notice if you can't get to the door? If you are required to post 24 hour notice of entry and have to do so by mail, consider the time it takes to mail. The T has to sign for it, if they do, and the by the time your get the receipt back in the mail confirming they received the notice, the 24 hours has long expired.
You need to apply a reasonableness standard to your reading, as the courts typically do.

No! The stains are in the common driveway. I never entered his house or garage.
Retaliation? I gave him notice that his stains are a problem and that he must be responsible for them, as he has clearly been non chalant about them.
