If this landlord had replaced the water heater on a timely basis, then perhaps the damage would not have occured?
The landlord could also be saving on taxes by depreciating the water heater.
Also, following the manufactors guidelines as to timely replacement is highly recomended to prevent such damage.
Waiting till it leaks is just asking for damage to occur.
Do you wait till your vehicle runs out of gas before you add gas to the tank or are you proactive and do so before running out?
