This is your main problem. The kind of tenant your agent got for you is the only kind they know how to find.

There are no stories with happy endings with property managers and agents...None. Landlords somehow need to stop believing that someone else will take better care of their property than they will. Agents put their deadbeat friends and relatives in other people's rentals. They collect the fee but the landlord never sees all his money because the deadbeats stop paying and the agent milks the expenses.
