I'm glad she's the more responsible one... It is a tough call you have to make. Makes me think of the old adage "a Bird in the hand.."
But also consider your location and the time of year. We are in prime rental season on Long Island, NY. That may not be true in other places.
This economy might be bad for a while, but take it one step at a time. If you keep her and she turns bad, she's got to go.

Yes..it's a hard question...I am in Long Island.and summer is a great season for landlords but the quality of tenants I have met in the past 6 weeks have been disappointing.
I'm not sure what to do. I was contemplating calling her and offering her to stay for $100 less a month and see. I am ok with freezing the rent at the current price for another year..but my maintenance is going up next year..if I keep her as a month to month, she may move out in November and the I'm stuck with a vacant unit through winter 2012/2013...
I doubt many people would be interested in housing around the holidays...so I either decide the issue now or risk not finding another quality tenant until September or October..
