It doesn't make sense to reduce the rent, as taxes and insurance are costing more every year. Not to mention how much maintenance costs have skyrocketed.
I would direct as much effort as I possibly could to finding another tenant. There are good tenants out there. Timing has a lot to do with it, and you are probably ahead of tenants that are seriously looking for August.
