I have had a slew of young people with no credit and no rental history apply for my apartments lately. A few years back after numerous domestic disturbances by a very young couple I thought I couldn't take that again but I caved in and gave more young people a try. Young people are just like anyone else... some are super responsible and some are clueless. I think that there is NO category of good tenant. I've had Ts with great credit and jobs (college professors) that were so filthy they'd qualify for a hoarders episode. So I'm going to try it again and rent to some 19 year olds. How do you do with young people?

You jack the deposit way up and explain why. They have no credit, no rental experience, no education and are without decent employment.

Have their parents co-sign, AFTER you check out the parent's credit!

I don't rent to anyone under 25 or anyone over 50. Those groups are too high risk. The young ones don't care, the old people forget things.

This, many other examples of landlords’ attitude to and treatment of their tenants, and the cost of housing (both buying and renting) convinces me that it should be illegal for individuals to own residential property that they don’t live in themselves.
The laws, and especially societal norms, are slanted so far in landlords’ favour it’s not funny. Renters are genuine second class citizens in this country, thanks to the insane property ownership fetish we have here.
The majority of landlords believe that because they own the property they can apply conditions, and treat the renters, at whim. Fair enough — if they are allowing tenants to live in the property for free. But the reality is that renting is a commercial transaction which temporarily transfers ownership and responsibility to the tenant. Landlords butt out!

I have not had good luck with renting to young people. Even if they are responsible and pay on time, they really don't know how to take care of the property.
