i bought a sfh and the tenant was living there, well my wife got transfered, SO i let him stay, now Ifound out he wanted to buy it but 8 credit places turned him down, and he is very angry when he has to pay me rent. What can I SAY.

"What can I SAY." You can say this is your last rent payment. You have 30 days to move out. Hope you got a good deposit.

perhaps he can buy a mobile home or something - there are places that are selling them for less than a price of a car.
