Similar Issue Different Post (same answer)
Original Post - special lease clause by Eric S (NH) on May 30, 2012 @06:37 I could use some help putting together a clause that will tenants from allowing guests or friends to reside in the rental. Any advice?
Response - Re: special lease clause by NY-LL on May 30, 2012 @08:15 The issue of illegal tenants escalates when the lease agreement is not enforced. All working tenant occupants should be made obligated to the lease agreement and made aware that any violation of residency agreement will be immediate grounds for eviction. (This information is basic to most standard lease agreements.) The lease agreement should specifically state the named occupants residing at the premise by both name and date of birth, including all adults and minor children. The lease agreement should further advise that non-resident guests are not allowed to receive mail or reside more than three (3) days within a thirty (30) day period without the express written consent of the landlord.

"that non-resident guests are not allowed to receive mail or reside more than three (3) days "
This is very confusing, are you saying that resident guest may receive mail and stay more than three days and that non-resident guest can not receive mail and can not stay but three days in a thirdy day period?

There is not such thing as a "resident guest," as guests do not reside at the premises. The clause is intended to reinforce the fact that only the leased occupants may receive mail and live at the premises.

I see what he means, if you have a non-resident guest, then a resident guest must also exist. It is confusing to understand.
