Re: Whats up with todays tenants who act snooty?

This, many other examples of landlords’ attitude to and treatment of their tenants, and the cost of housing (both buying and renting) convinces me that it should be illegal for individuals to own residential property that they don’t live in themselves. The laws, and especially societal norms, are slanted so far in landlords’ favour it’s not funny. Renters are genuine second class citizens in this country, thanks to the insane property ownership fetish we have here. The majority of landlords believe that because they own the property they can apply conditions, and treat the renters, at whim. Fair enough — if they are allowing tenants to live in the property for free. But the reality is that renting is a commercial transaction which temporarily transfers ownership and responsibility to the tenant. Landlords butt out!

What about tenants who treat landlords like dirt? OMG, you are out of the loop! In my 20 years of being a LL I have encountered the scum of the earth and they were tenants. Some of my tenant's behavior has made me HATE people. I do my best to like everyone who comes my way and I treat them all with kindness and respect but there are people out there who are mean, filthy and don't care about anyone but themselves. They take advantage of everything and everyone. fortunately the majority of my tenants have been wonderful people but those few rotten apples are the ones who make landlords protect ourselves the way we must. BTW, a lease is not ownership unless the lease term is 35+ years or there is an option to buy and tenants rarely assume responsibility.

Then why did you rent to such rotten apples, did you improve your screening methods to prevent them? How?

While some landlords have less than professional attitudes in the treatment of tenants, the attitude is generally justifiable and stems from the misconduct of tenants. While this particular economy and housing market has created many “accidental landlords,” (not to mention the “accidental tenants”) the tenant always has another option to rent direct from a property management company in an apartment building complex or suite which comes with a different set of issues.
Just for the record, residential renting is a business transaction (not a commercial transaction) and ownership is never transferred (not even temporarily). The tenant is a temporary occupant with the responsibility of making monthly payments and maintaining the property in good condition in exchange for use of the premises (which the tenant is not positioned to purchase).

"The tenant is a temporary occupant with the responsibility of making monthly payments and maintaining the property in good condition "
Isn't it the landlords responsibility to maintain the property in good condition? That's what the "Warranty of Habitablity" implies, that the landlord maintain the rental property.

Warrant of Habitability does excuse the tenant's responsibility to make sure they keep the place clean and not damage the property.
Yes, the Landlord has to make sure the roof doesn't leak or the toilet works and the plumbing and heating work. It doesn't mean that the tenant gets to misuse the plumbing or rip out holes in the walls or never clean to the point there is a cockroach infestation. The tenant has their part in it as well.
