The transfer of responsibility you are describing, with the tenant paying taxes and insurance, is more akin to a contract for deed. In OK, the contract for deed acts like a transfer of the property to the buyer and puts the seller in the position of lender. No deed is executed until the contract terms are completed, but the contract can require that buyer's payments include a proration for taxes and insurance. Just food for thought.
