California law states that a landlord has no right of entry for inspection only, except during the last two weeks of the lease.
If you try to circumvent the law by issuing a cure or quit notice, then your problem will be with the State of California as you are violating the law, Besides, why would you issue a cure or quit notice for something that has not occured. Does not make sense!

Several people posted to do an inspection of the property. It was pointed out that California Landlord Tenant law prohibits such inspections unless it's the last two weeks of a lease.

What if the tenants are on a month-to-month rental agreement (M2M lease?). Could you please clarify what CA law says if the LL doesn't have, for example, a year long lease agreement?
Does this mean that inspections may be done during the last two weeks of every month, since it's a M2M agreement?
Thanks! I never knew this, about CA law and inspection if the tenant's refuse, and doing an inspection during the last two weeks of a lease, which brings me to the M2M question. :O)
