Why would tenants want to waste time looking for places many months in advance when the vast majority of units are advertised much closer to availability?

Uhm..because the best units tend to go quickly, and sometimes the tenant wants to live in a particular neighborhood/building/location? A good tenant would want to sign a new lease before the old expires (thats how it was with my current tenant - her lease expired June 30th, and she signed her new lease on June 1st for a start date of July 1st..

I remember spending 3 months looking for an apartment when I was a college student. I wanted to get the best deal for the best price..

Unless that tenant is month to month, I would figure those who have leases expiring in June/July would be looking for apartments right now..and willing to sign a Rental Binder to lock in their new home for an August move-in date.

But maybe I am wrong. I know if it were me, thats what I would do.

    Some people are moving a distance and/or they want to be able to line up the movers, utilities, etc, and know their lives are not going to be in chaos. I think those renters are good b/c they are more organized when it comes to paying rent.
