Your sale may not close escrow unless these people are out of the place. Then you cannot close the deal, and these squatters will still be your problem AND you won't be able to sell the property.

You'd best take care of things now, rather than later. Just makes sense, no?

this is the case in NY and PA. Get rid of them or you may not be able to settle.
