I am purchasing a 4 unit soon, the old landlord called and said one tenant is moving out but her boyfriend (not on the lease) is staying. I asked him to get the boyfriend to sign a new M2M before I close. Make sense to you old timer LLs? Thanks

I'd make it a condition of the sale that it be empty before signing. There is no paperwork on this guy. No credit or criminal report... You don't even have an application with SS#.

OH.. ^^^ is so right!
Make it a condition of closing that the unit be empty.
You are really asking for trouble to allow this boyfriend to stay. Out and empty.
And, be sure to get the deposit money in the closing, because you will have to make the settlement with the tenant that just moved out.

This might be a great tenant ~ why would you kick him out with out finding out. He may have a good job and earn 6 figures and pay a week early. Does the previous owner have any of this information ? See what history you can find out from the previous owner.
