Tenant. It was a typo - I hate using my Ipad to post..Its hard to type well using the little keys..

I dont know what to do about the security deposit. Should I deduct the cost of repainting from the security deposit or just let it go?

The colors are pastel for the most part, the mint green is ok but I dont want a potential tenant to turn down the place because of the color. If I let it be, and allow the next tenant to paint - that should take care of the problem, right?

Did you give the tenant permission in writing detailing what needed to be done in the event of vacating, like repaint the walls, prime the walls or just leave them?

    No, unfortunately the lease is silent on that issue. All it says is "Tenant needs to ask LL for permission in writing to paint" and that "Tenant will deliver premises to LL in reasonable condition at end of the lease period."

    I used the LPA lease for co-ops and condos and I dont think it had anything in there about tenant being required to paing the walls back to the original color once they leave the apt.

    It is hard to see a problem here. You got a free paint job in nice colors. However, You should never allow a tenant to perform any kind of work in your rental again. You were lucky this time. Next time it will be a mess that will definately have to be redone and to top it off the tenant will expect at some point to be paid for his mess.
