Advice on keys

A fellow LL was asking me about this last week, so I thought I would post it here.
As a LL you only give out replacement or spare keys to people on the lease or your authorized agents (repair people etc). Do not friends, family, cleaners, whatever, access to the apartment unless contacted by a named lease-holder. This means that you do not let parents into their kids apartments without their express permission. As a LL you do not need to get into the middle of a family mess. I don't care if you know the people, and see them coming and going all the time. They could have had a fight earlier that day and are up to no good!

Never get into the middle of your tenants domestic troubles. You are not a counselor, cop or social worker. Use a lock for which the key can not be duplicated. Provide each lease holder with one and let the tenants sort out the comings and goings.

Since this was misconstrued.... My point was, if someone comes up and says they need access to the apt, you do not give them access unless they are on the lease (as occupants, not cosigners) unless the tenants of record have contacted you and given permission. In APT complexes this is a more prominent issue.
