Disagree. And I am sure a lawyer would have a field day in an eviction of a single tenant who could not duplicate his only key. Ummm, lockout?

Who's evicting? What is your point? No one is getting locked out. If a tenant loses his key he can request a lock change and a new key...for a fee of course. But then, I am supposing you have a better solution.

when tenants move in, I'll give them one key for every person on the lease, plus one extra for each if they want it. If they want another key later on, I'll call the locksmith and give permission but the tenant must make arrangements to go in, pick it up and pay for it themselves. I've done that several times and the lock smith calls me a month or so later to let me know no one ever came for it .. I go pick it up and pay for it and then call the tenant and tell them to add the $5ish dollars to their next rental payment. As with so many things, if someone else makes the effort it's worthwhile but don't want to put forth any effort on their own - and my houses are all in the same area - lock smith is probably 3 miles from the furtherest house.
