Is there a Landlord Scorecard avaialble online?

I am a relatively young LL (since 2009 - only 1 long term tenant I have dealt with) and curious to see if there are any books or internet web sites that discuss things like "how to be a good LL" or "things to avoid during your LL days to avoid tenant issues", etc.
I already have ordered that book from Amazon - which is geared for Landlords, but I am interested in just short internet sites or tips which would be more than the obvious of "carefully screen your tenants" or "make sure to send a Security Deposit Settlement Letter", or "make sure you repair things promptly."
I would also like to know if there is some type of site that "grades" LLs - similar to those websites similar to "Rate My Teachers". I will be expecting my a vacancy in my property in a few months when my tenant leaves - but I would like to be competitive to prospective tenants to let them know I am one of the more reasonable landlords...
I hear too many things in my building from other tenants who say "my LL is such a #$%#" or "I wish I knew my LL would do __ before I moved in" and I just want to make sure I dont have those issues with a new tenant.
Any help would be appreciated! thanks!

If your goal is for all of your tenants to like you.....I think you really need to think very hard about what you are doing. There are people who will think it's reasonable to not pay rent for months on end, or reasonable for you to accept them as tenants even if they have spotty work history (I know the money will be there next month).
If you expect to please everybody you will be losing money like nobodies business and spend all your waking hours attending to every gripe and complaint.

I just looked up "rate my landlord" and it appears there is a site. Doesn't look like there is much to it. 551 landlords added, many of them with no ratings. So I guess looking through that rating system would be a good place to start to see what you should learn and have a good handle on. Those are the basic areas you should be business savy about, not friendly with. Keep the apartments in good working order and properly attend to all legal requests and concerns.

Congratulations, you've found it! TheLPA.com is the Internet website the landlord is looking for. There are resource books and reference links on any topic matter affecting the landlord tenant process.

Do not know what State you are in, but the best thing you could do is join your local Apartment Asscociation. There you will have sources pertaining just to your State and locality. They have coures on everything that relates to your being a landlord, State laws, Building and Health Codes, Fair Housing, Etc. You will also have people that can be a mentor to you for those little problems that grow into big ones. Most books are written in general terms and do not really relate to the small day to day problems that a landlord has.

Sites like that created for the discrediting of landlords or rating of them either way are not something a landlord would want to promote. They are basically a "Deadbeat Database" of landlords where unhappy tenants go to complain to someone. Unfortunately, many good landlords are falsely reported to sites like that because disgruntled tenants make bad reports out of anger if they lost any deposit money.
