Two parties interested in same uinit

We showed an unit to two parties one after the other. Because first party was late, they bumped into each other. They are both interested in the unit, and we said we will send the application form to them by email. Can you suggest what kind of precautions we need to take to avoid get sued for any reason we do anticipate?

Wait until you receive the applications. Both parties being interested does not mean both will be well qualified or even that both will complete an application.

Do you let anyone see the unit that asks to see it? Or did you extensively pre-screen these people before you showed the unit?
What reasons do you anticipate for being sued?
If someone is late, more than five minutes, they do not get to see my unit.

Just go with the ones that return a completed application and meets all your writen criteria. Write the 'DATE and TIME' recieved on the application for future referance, and file both application.
Hopefully one will meet your criteria. Good luck renting.

What could they sue you over? I fail to see any way they could win discriminatory lawsuit. As previously suggested, whoever returns the completed application first gets the first shake if they check out after you screen them. Just because they ask for an application, there is absolutely no guarantee they will complete it in a timely manner or that they will even have good credit and rental history when you check up on them. If the party who turns theirs in later complains, just say another prospective buyer turned their application in first. What can they say?
If any of the people who saw it seem like the angry type who would sue over anything, believe me, you do NOT want to rent to them anyways.
